Virtual staging for property managers: market vacant units during turnover

Property managers use virtual staging to market a vacant unit as soon as turnover repairs and cleaning are done, so the listing does not sit with photos of bare rooms. Listing Curator’s property package is $99 per property (10 photos, 6 slide exports and a property website for a year), with monthly portfolio plans at $249 or $499. Label staged images and say plainly whether the unit is furnished.

Where does virtual staging fit in a rental turnover?

The best moment is right after the unit is market-ready and still empty. You photograph the real finishes once, stage the key rooms, and the listing goes live the same day instead of waiting for the old tenant’s furniture or a staged model.

  1. Finish repairs, paint and cleaning first. Staging over damage hides a material condition from renters.
  2. Shoot the unit empty, wide and level, with lights on and blinds open.
  3. Stage the living area and main bedroom. Use Brighten on dark rooms and Blue sky on a gray exterior.
  4. Publish the unit website and post the listing with labeled images and the unstaged originals.
  5. Keep the images on file. When the unit turns over again, re-download for free if nothing has changed.

Which rental photos should you stage?

  • Studios and small one-bedrooms. Staging answers the real question: does a bed and a sofa both fit?
  • The main living area. Renters scroll past empty rooms fastest.
  • Primary bedroom. Show a realistic bed size for the room.
  • An extra bedroom as an office. Many renters work from home; a desk tells them it fits.
  • Leave kitchens and bathrooms as shot. They have little to stage and renters want to see the real fixtures.

Room tips are on the living room and bedroom pages.

How do you keep marketing consistent across units?

Renters compare your units with each other and with the building down the street. A consistent look makes your portfolio feel managed.

  • Choose one style per building. Warm minimal or Scandinavian suit most apartments; save Luxury for premium buildings.
  • Shoot every unit of the same floor plan from the same angles, so listings line up.
  • Use the free brand kit so slides and unit websites carry your company logo and leasing contact.
  • Stage each unit’s own photos. If you reuse photos of a similar unit, say so on the listing: “Photos show a similar unit in this building.”

What does it cost to market a rental portfolio?

The $99 property package compared with buying the same items separately
ItemBought separatelyIn the package
10 staged or edited photos$29 (10-photo pack)Included
6 slide exports$18 (six-slide carousel)Included
Property website for a year$149 a yearIncluded
Total$196$99

If you turn over several units every month, the monthly portfolio plans are built for you. The $249 plan includes 100 photos, 60 slide exports, property websites and 5 seats; the $499 plan includes 250 photos, 150 slide exports, property websites and 15 seats. Details are on the business plans page. Physical staging is rarely realistic for rentals: HomeAdvisor lists furniture rental at $500 to $600 per room per month.

Do you need a website for each unit?

A unit website gives you one link for every ad, sign rider and text reply. Each page has a photo gallery, map, floor plan and an inquiry form that emails you, so leads are not scattered across rental sites. Standalone, a property website is $19 a month or $149 a year; the property package includes one for a year.

Each published page also gets an unbranded tour link with no contact details, for any MLS that lists rentals and bans branding. More in the single-property website guide.

What disclosure rules apply to rental listings?

Rental marketing is a gray area in the new laws, so check before you assume. California AB 723 applies to real estate licensees’ advertising; whether and how it reaches rental ads is a question for your broker or attorney. Wisconsin’s 2025 Act 69 (effective January 1, 2027) says a licensee must disclose altered images “in all advertising,” which is broader on its face. Rental listing sites and local rules may set their own requirements. This is general information, not legal advice.

Whatever the law says, renters who arrive expecting furniture create wasted showings and complaints. Label every staged photo and say whether the unit is furnished.

Virtually staged. Unit is unfurnished.
Sample on-image label for a rental. Repeat it in the listing description.

Wording options for other situations are in how to disclose virtual staging.

Frequently asked questions

Can I stage a unit while the current tenant still lives there?

You can use Clear and restage on photos of an occupied unit, but get the tenant’s consent to photograph and make sure the image does not hide condition issues. Most managers wait until move-out.

Does the property website include a rental application?

No. It has an inquiry form that emails you. Link to your existing application from the listing description.

Can I reuse staged photos when the same unit turns over again?

Yes, if the unit has not changed. Re-downloading is free. Reshoot after any renovation so the photos match what renters will see.

Which style works best for rentals?

Neutral styles like Warm minimal, Scandinavian or Transitional appeal to the widest group of renters and make rooms read larger.
