Virtual staging comparison

The best virtual staging software for real estate agents in 2026

There's no single best virtual staging tool. The right one depends on how many photos you stage, how fast you need them and whether you want a person or AI doing the work. Based on prices listed in October 2026, StageHQ and Virtual Staging AI cost the least per image, BoxBrownie is the pick for human-edited staging, and Listing Curator suits agents who want fast AI staging with a labeled MLS copy and listing marketing tools in one account.

Which virtual staging tool is best for you?

  • Lowest cost per image at high volume: StageHQ. $69 for 250 images works out to about $0.28 each, with no subscription. Its site says most rooms finish in under 30 seconds.
  • Low monthly cost for steady volume: Virtual Staging AI. Monthly plans run from $16 for 6 photos to $79 for 150, and it advertises “instant results.”

How much does virtual staging software cost?

Listed pricing, October 2026. Per-image figures assume you use every photo in the pack or plan.

Per-image math only holds if you use what you buy. A $19 plan for 20 photos is $0.95 a photo when you stage 20, and $19 a photo if you stage one. If your volume swings from month to month, compare what you'd actually spend over a year. The staging cost calculator prices one listing on Listing Curator against physical staging, and our virtual staging cost guide covers the bigger picture, including physical staging.

What does one listing cost on each tool?

Here's the cheapest listed way to stage 10 photos, about one vacant home, on each tool.

ToolCost for 10 staged photosHow
StageHQ$1920-image pack, no subscription
Virtual Staging AI$19One month of the 20-photo plan
Listing Curator$29One 10-photo pack; credits never expire
Apply Design$70 to $100DIY, 10 coins depending on coin price (auto staging is $105 to $150)
Refined Listings$160Two 5-photo packs ($180 buys 15)
BoxBrownie$30010 images at US$30

Price is the easiest thing to compare and often not the deciding factor. A $2 image you have to redo three times, or one that changes a window, costs you more than it saved.

Should you choose human editors or AI staging?

AI tools return results in seconds to minutes and cost from under $1 to about $15 per image. The trade-off is that you are the quality check. Before anything goes live, compare each staged image with the original and confirm walls, windows, doors, floors and fixtures still match the real room.

A human-edited service like BoxBrownie costs more and takes longer, but a person does the staging. That can make sense when:

  • The listing is high value and the cost per image is a small share of your marketing budget.
  • The room is hard to read: unusual angles, mixed lighting or partial furniture you'd rather someone else work around.
  • You'd rather hand off the whole job than run a tool yourself.
  • You have a day or two before the listing goes live.

AI staging tends to fit when you stage often, need photos the same day or want to try several styles before choosing one. Whichever you pick, you are still responsible for what you publish.

Which disclosure features should you look for?

As of October 2026, California AB 723 requires licensees to state that an image is digitally altered, on or next to the image, with a link or QR code to the original. Wisconsin 2025 Act 69 takes effect January 1, 2027, and several MLSs have their own labeling rules. Laws and rules vary, so check your state, MLS and broker. Our guide to disclosing virtual staging walks through it.

Disclosure checklist for any staging tool

A copy labeled “Virtually staged” on the image. Easy access to the original, unaltered photo. Output sized for your MLS. A tool that aims to leave permanent features alone, plus your own check of every image.

Listing Curator includes an MLS copy labeled “Virtually staged” (2,048 px on the long side) and the original photo with every download. We didn't find these features listed for the other tools in this roundup, which doesn't mean they don't offer them, so ask. If a tool you like doesn't add a label, our free MLS photo labeler adds one in your browser and works on images from any service.

Do you need more than staging?

Some tools stop at staged photos. Others cover more of the listing. Here is what each lists beyond staging:

  • Twilight exteriors: BoxBrownie lists day to dusk at US$5, within 24 hours. Listing Curator offers Day to dusk as a photo fix, along with Blue sky, Declutter and Brighten. See our day-to-dusk guide.
  • Video: Listing Curator makes 10, 15 or 30 second videos from one photo ($20, $25 or $40) and walkthrough videos from 3 to 8 photos ($39).
  • Social posts and property pages: Listing Curator has six-slide carousels ($18) and single-property websites ($19 a month) with an unbranded MLS tour link.
  • Doing it yourself: Apply Design lists a DIY option at 1 coin per image. Check its site for how it works.
  • Zillow Showcase: Zillow added AI virtual staging to Showcase listings in September 2025. If your listings run on Showcase, factor that in.

If staged photos are all you need, an all-in-one tool may be more than you need. Pick the lowest-cost tool that meets your quality and disclosure standards.

How do you test virtual staging software before you commit?

  1. Pick three real photos: an empty living room, a primary bedroom and one tricky room (low light, odd angle). Buyers’ agents in NAR’s 2025 staging profile ranked the living room (37%) and primary bedroom (34%) as the most important rooms to stage.
  2. Run the same photos through two or three tools in a similar style.
  3. Zoom to full size and check windows, doors, flooring, outlets and ceiling fixtures against the original.
  4. Look at what you get back: resolution, a labeled copy, the original.
  5. Note how long each one took and how easy it was to fix a detail you didn’t like.
  6. Price it at your real yearly volume, not the headline per-image number.

Frequently asked questions

Which virtual staging software is cheapest?

Based on prices listed in October 2026, StageHQ is the lowest per image at volume ($69 for 250, about $0.28 each). Virtual Staging AI's $79 plan for 150 photos a month comes to about $0.53 each.

Is virtual staging worth it compared with physical staging?

In NAR's 2025 Profile of Home Staging, 83% of buyers' agents said staging made it easier for buyers to picture the property as a future home. That figure is for staging in general, not virtual staging specifically. The same report puts the median cost of a staging service at $1,500, far more than staging a room virtually.

Can I use more than one virtual staging tool?

Yes. You could use a human-edited service for a hero photo and an AI tool for the rest. Keep the style consistent so the photos read as one home.

Does Listing Curator use human editors?

No. Listing Curator is AI only. It aims to leave permanent features alone, but you should check every image before you publish it.

Is this comparison biased since Listing Curator wrote it?

We make Listing Curator, so read this with that in mind. We used only prices and claims listed on each company’s site in October 2026, and we point to competitors where they fit better.
