What does the price difference look like on a real listing?

Say you list a vacant three-bedroom and want six rooms staged: living room, kitchen, dining room, primary bedroom and two secondary bedrooms.

  • BoxBrownie: 6 × US$30 = US$180.
  • Listing Curator: 6 credits from a $29 pack of 10, or $17.40 worth, with 4 credits left that never expire.

Over a year of five listings like that (30 photos), BoxBrownie comes to US$900. On Listing Curator, a 25-pack plus a 10-pack is $88 for 35 photos. The gap is real. What you pay for with BoxBrownie is a person doing the work, and for some listings that is worth it. Plug your own numbers into the staging cost calculator to price the Listing Curator side.

Choose BoxBrownie if…

  • You want a human editor on every image.
  • You stage a few high-value listings a year and the per-image cost is a small part of your budget.
  • You'd rather hand off the job than run a tool yourself.
  • A turnaround of up to 48 hours fits your listing timeline.
  • You want twilight exteriors edited by a person, listed at US$5 within 24 hours.

Choose Listing Curator if…

  • You need staged photos the same day, often within minutes of the shoot.
  • You want to see a free watermarked preview before you pay anything.
  • You want the labeled MLS copy and the original in the same download. That helps with rules like California AB 723, which requires a disclosure and a link to the original as of October 2026. See our disclosure guide.
  • You stage whole homes and want one matching style across up to 10 photos with whole-listing staging.
  • You'd like video, social carousels or a property website from the same account.

The trade-off

Listing Curator has no human editors. It is built not to change permanent features, but you need to check every image before it goes live.

How do turnaround and revisions differ?

BoxBrownie lists delivery in under 48 hours. Listing Curator usually returns a result in a minute or two. That matters most when photos come back from the shoot the day before the listing goes live.

Speed also changes how you choose a style. On Listing Curator you can preview the same living room in Organic modern, Coastal and Transitional, free and watermarked, before spending a credit. If one detail is off, you type the change (“swap the rug for a lighter one”) and only that changes. BoxBrownie's revision terms weren't part of the pricing we reviewed, so ask them how revisions work before you order.

Does a human editor make disclosure easier?

Not on its own. MLS rules apply to the image, whoever made it. Stellar MLS in Florida, for example, allows virtual staging but says you may not swap out or remove permanent fixtures, change paint colors, remove utility lines or cover up material flaws. CRMLS Rule 11.5.2 asks you to submit the unaltered original, show it right before or after the staged photo and label the staged one, such as “Virtually Staged.”

So with either service, you still compare every staged photo to the original and add the label your MLS asks for. Listing Curator puts a labeled MLS copy and the original in each download. For images from anywhere else, the free MLS photo labeler does the labeling. Rules vary by state and MLS, so check yours and your broker's policy.

Switching from BoxBrownie: what to know

  • Start from the original photo, not an image BoxBrownie already staged. If a room has furniture, use Clear and restage mode.
  • Run a fair test. Take two or three photos you've sent to BoxBrownie before, preview them on Listing Curator in a similar style and compare side by side.
  • Use the optional note to steer details you liked in past BoxBrownie work, such as a lighter palette or a smaller dining table.
  • You don't have to switch everything. You could keep BoxBrownie for a luxury listing's hero shot and use Listing Curator for the rest. Keep styles close so the set looks consistent.
  • Check your MLS label wording. Listing Curator’s MLS copy says “Virtually staged,” which is one of the labels CRMLS accepts. If your MLS asks for different wording, confirm with them before you upload.
  • Start small. A single photo is $3.99, and a $29 pack of 10 is enough for a real test. Unused credits never expire.
